Nineteen floors, over 15 thousand m² of usable area and a two-level underground car park. Budimex has completed the construction of a new multifunctional office and service building in Warsaw’s Mokotów district. The investor is the Transport Technical Supervision.
The construction of the facility located at the intersection of Puławska and Bukowińska streets in Warsaw began in October 2016. The skyscraper consists of several interconnected segments, which are joined by a light grey, three-dimensional façade made of prefabricated concrete slabs.
“The completed investment fits perfectly into Budimex’s implementation standards, combining functionality, quality of workmanship and the visual layer. The modern design of the project is expressed in the body, which has been divided into two parts. The first, lower one is a five-storey podium, in which the conference and office part are located. The second is a nineteen-storey tower with a height of 55 m, in which (from the 7th floor) there is a guest part with an impressive view of the panorama of Warsaw – says Artur Popko, Vice-President of Budimex SA. A two-storey underground car park with 121 parking spaces is also located under the entire facility. The total area of the property is almost 24 thousand. m², the volume of the building is 90,885 m³.
In addition, the design documentation of the investment was prepared over 5 years ago and here, too, in order to meet the expectations of the Investor, we have proposed replacement solutions that meet the standards for 2021. I am particularly thinking here of the area of sanitary, teletechnical and automation installations – adds Artur Popko. Despite these circumstances, the investment was completed within the contractual deadline.
Unusual design
Particularly noteworthy are the interesting solutions used during the implementation of the investment, including m.in. the use of architectural concrete. While as a standard, concrete elements are subject to further finishing, in the case of the Transport Technical Supervision facility, the design assumed that the curtain walls would be made in such an aesthetics that would not require further finishing. A m.in was necessary to carry out the work. selection of the appropriate concrete mix or the use of dedicated formwork. – The quality, repeatability and scale of the work performed were the innovative elements of this project. To confirm the technology, ten test concreting was performed. Not only a special, unique method of laying formwork was developed, but a whole system of methods of joining, selection of formwork elements and chemicals – says Marcin Mastalerz, Budimex Site Manager.
Speed and safety of work
As part of the project, the contractor used self-climbing formwork to make reinforced concrete curtain walls. This type of solution in relation to the classic system, in which the displacement of the formwork elements is related to their assembly and disassembly by employees, allows work to be carried out safely at height. – The solution made it possible m.in. more efficient vertical movement of formwork without the use of a tower crane, and concreting cycles of the facility’s elements were faster – says Marcin Mastalerz. In addition, the self-climbing formwork did not require storage space on the construction site – there was no need to disassemble and reassemble the formwork.
